The purpose of the UTC Urban Town Center Mixed-Use District is to encourage the development of new neo-traditional commercial districts and to allow appropriate infill development within existing commercial districts that would be characterized as pedestrian-friendly shopping areas. A mixture of uses including adaptive uses adds to the character of the district and provides services to adjacent residential neighborhoods and to the wider community.
