(C80-I2) Heavy Industrial Subdistrict

in effectThe purpose of this subdistrict is to provide areas for the exclusive development of
industrial uses that generally have extensive space requirements and/or in which all or
part of the activities (other than temporary storage) associated with the use are
conducted outdoors (outside of buildings). These activities often generate noise, odors,
smoke or vibrations detectable to human senses off the premises on which the use is
located. It is the intent of this Ordinance that such "heavy" industrial districts be located
insofar as possible adjacent only to C80-C3 General Commercial subdistrict or C80-I1
Light Industrial subdistrict. Heavy industrial uses shall be located only in areas directly
accessible to arterial streets, roads, or highways or accessible to railroads.
706.09.1-B Uses Permitted:
1. Any use permitted in C80-I1 Light Industrial subdistrict.
2. Heavy manufacturing and processing plants, provided however, that these plants
are not dangerous to other industrial uses by virtue of explosion and fire hazards,
and have not been declared a nuisance in any court of record.
3. Commercial communication towers.
4. Self-storage warehouses or “mini warehouses” (non-climate-controlled).
706.09.2-B Uses Which May Be Permitted as Use Permits: The following Use
Permits are permitted provided they are established in accordance with the procedures
and provisions of this Ordinance:
1. Recycling plants.
2. Wrecker services.
