1. These regulations shall apply to all new development, i.e., new construction or change in use, of property that is designated as AC Mixed-Use Activity Center Overlay District on the Official Zoning Map. 2. The proposed land use of any new development must be allowed in the respective underlying zoning district, as defined in this Ordinance. 3. The proposed development must meet all area, bulk and height requirements of the underlying zoning district, as defined in this Ordinance. 4. The first floor of any new development in the AC Overlay District shall be used for a non-residential use.
