San José Municipal Code § 20.200.610
in effectAny lawful use of land or structure, which ceases to conform to the provisions of this title upon a rezoning or annexation, or because of changes in the regulations under this title, shall be deemed to be a legal nonconforming use. (Ord. 26248.)
