SEC. 910. MISSION BAY MODERATE SCALE NEIGHBORHOOD COMMERCIAL DISTRICT (MB-NC-3). The MB-NC-3 District is located along Third Street between 16th and Channel Streets. This district is intended to provide a wide range of comparison and specialty goods and services to a population greater than the immediate neighborhood, in addition to providing convenience goods and services to local residents. Most commercial and other nonresidential uses are permitted on the first and second story only. The second story may be used by some retail stores personal services, and medical, business professional offices, and live/work units. The upper four stories are to be residential. (Added by Ord. 63-91, App. 2/27/91) SEC. 911. MISSION BAY NEIGHBORHOOD COMMERCIAL SHOPPING CENTER DISTRICT (MB-NC- S). The MB-NC-S Districts are located at the northwest corner of 3rd and 16th Street and the northeast corner of 3rd and Mariposa Streets. They are intended to provide retail goods and services for car-oriented shoppers from a wide market area as well as from Mission Bay. Although nonresidential uses are not limited as to story, the districts are expected to contain one story to two story buildings (one being a supermarket) with a substantial amount of off-street parking above or adjacent to the building. Residential use is permitted in both locations. Light industrial uses are permitted in the 3rd and Mariposa location as a conditional use.
