A. Any building, or part thereof, constructed, erected, or moved within or onto any lot or parcel of land in any district for any use as described in Subsection B., having a floor area of ten thousand square feet or more shall provide at a minimum one off-street loading space, plus one additional such loading space for each twenty thousand square feet of floor area. B. This section shall apply to buildings intended for use by a manufacturing plant, storage facility, warehouse facility, goods display facility, retail store, wholesale store, market, hotel, hospital, mortuary, laundry, dry cleaning establishment, or other use or uses similarly requiring the receipt or distribution by vehicles or trucks of material or merchandise; and C. Such off-street loading space(s) shall be maintained during the existence of the building or use they are required to serve. D. Notwithstanding other requirements of this section, the decision maker may approve a development with no off-street loading space based on a finding that the project includes adequate provision for loading taking into consideration the nature of the allowed uses, the configuration of buildings and their relationship to the street.
